A shell building is a bare space: floors, walls, roof and the basic connections. The tenant arranges the fit-out themselves, from ceilings and lighting to IT.
In the IT-Label this level is called IT5 Shell: shell delivery without IT provisions. That is not a negative judgement. For a tenant who wants to fit out everything to their own wishes, it can be ideal. The label does make clear what investment the tenant has to make.
There is also shell and core plus: a shell with a few basic provisions. On the digital side, what matters most then is whether there is already a connection point with fibre in the building.
What does this mean for the IT-Label?
A shell delivery without IT provisions belongs to the lowest level, IT5 Shell. That is not a negative judgement: the label makes clear what investment is needed. If a primary connection enters the building, for example fibre up to the connection point, IT4 Core comes within reach. The IT Demarcation List records what the tenant arranges themselves.
