On 18 September 2026, Dutch trade publication Vastgoedjournaal announced that RE-SEARCH is joining the IT-Label. This makes RE-SEARCH the first property platform to do so. For us that is good news, and we are happy to explain why.
Who is RE-SEARCH?
RE-SEARCH is a platform for commercial property in the Netherlands, Belgium, Luxembourg and Germany. It combines AI-based search technology with personal guidance from advisers. Through the linked platform RE-CONNECT, property seekers, owners and advisers are in direct contact throughout the entire process. There you will find, for example, the current supply of office space for rent in Amsterdam, office space for rent in Rotterdam, office space in Utrecht and office space in The Hague.
What was announced?
RE-SEARCH is joining the IT-Label: the independent initiative that makes the digital delivery level of buildings transparent. The aim is for tenants to see in advance what a building offers digitally, such as fibre, cabling, WiFi and cybersecurity, and not only after the lease has been signed.
The conversation everyone recognises
Colin Westerneng, Commercial Director at RE-SEARCH, put it like this in the article (translated from Dutch):
"In real estate we can tell you to the decimal point how many square metres someone rents, but when it comes to what a tenant actually gets digitally, everyone suddenly starts looking at each other."
We recognise that. It is exactly what we wrote about earlier in Why nobody knows how digital a building is. The digital quality of a building was never recorded. So nobody knows exactly: not the owner, not the agent and not the tenant.
The question that matters
Miquel van Dongen, Tech Director at RE-SEARCH, gets to the heart of it (translated from Dutch):
"We are making buildings smarter and smarter, but ultimately an entrepreneur simply wants to know: can my organisation function well here digitally?"
A Smart Building sounds good. But for a tenant it starts with the basics: a stable connection, WiFi that works everywhere and a network that is set up securely. That is exactly what the IT-Label measures, on a scale from IT1+ to IT5.
What does this mean for tenants?
Tenants increasingly search for a building online. If digital quality becomes visible where they search, they can compare buildings on it too. Not only on location, price and square metres, but also on whether their organisation can work there from day one.

What does this mean for owners?
If you have a well-equipped building, you will soon be able to show it where tenants are searching. And if there is still work to do, after a pre-inspection you know exactly what is needed for a higher label, and what it will bring you.
An IT-Label audit officially determines the level. The certificate is valid for two years.
