When a commercial building is handed over, everything is recorded. The floor, the ceilings, the lighting, the heating. There is even a term for it: the delivery level. But for the digital side, no such agreement really exists. The IT-Label wants to change that.
What is the digital delivery level?
The digital delivery level is simply: what does a tenant get digitally when the building is handed over? Is there fibre, and how far does it go? Is there cabling on the floors? Does the WiFi work, and who manages it? Are there smart building systems, and are they set up securely?
The IT-Label boils it down to three clear questions:
- What is present?
- What is delivered?
- What does the tenant arrange themselves?
The label translates the technical information behind this into plain language, so that an owner, an agent and a tenant all read exactly the same thing.
Why a standard is needed
Without a standard, "fibre available" can mean one thing in one brochure and something quite different in another. One owner provides WiFi and management, another only a connection in the meter cupboard. That makes comparing buildings impossible.
A standard solves that. That is also the ambition of the IT-Label: to grow into a recognisable standard for the digital delivery level of real estate. With one fixed scale from IT1+ to IT5, determined by certified partners using one method.
Who does what differs from building to building and from lease to lease. That is why the label comes with the IT Demarcation List. It records in black and white what the landlord provides and what the tenant arranges.
Real estate and IT together
The IT-Label calls on the real estate sector and the IT sector to tackle this together. That makes sense. The real estate world knows the buildings, the contracts and the tenants. The IT world knows the technology. Only when the two speak each other's language does the digital delivery level become something you can rely on.
RE-SEARCH as the first property platform
